Sell on Your Own or With a Real Estate Agent?

After gathering data about your home, you should now decide if you are going to sell your home yourself, or if you are going to engage a partial-service or full-service realty company. You should consider the following factors when making this decision:

- Cost of selling the home
- Your personality and ability to do the job
- Pitfalls of selling without a real estate agent
- Services offered by agents
- Requirements for marketing the home

A home that is being sold by the owner is called a FSBO (pronounced fizbo), which means "For Sale by Owner." A private sale is a specific kind of FSBO - it usually means a property is sold to a friend or relative of the owner, or to a friend of a friend by word of mouth, without the need for advertising.

What Are the Costs of Selling a Property?

As a seller, there are a variety of costs that you will incur whether you sell your home on your own or with an agent. These include the following costs:

- Appraisal to determine your selling price
- Land title search
- Building inspector's fee for a pre-sale inspection
- Hiring a professional measurement company
- Marketing your home (e g , print ads, flyers, websites, signage, distribution of print materials)
- Lawyer's or notary's fee to draw up the final paperwork
- Cost of paying off your mortgage before the agreed-on term ends

If you are selling your home on your own, all these costs will be an immediate out-of-pocket expense. If you are engaging the

services of an agent, most of them will be covered by your agent and deducted from his or her commission after your home has been sold.

-> Before deciding to sell your own home, assess your personality: Are you up for the task?

Do You Have What It Takes to Sell Your Own Home?

Many people have the "do-it-yourself" gene. They want to do as much as they can themselves without having to hire anyone, least of all a professional.

If you are one of these people, you should assess your characteristics and personality before deciding to sell your own home. You may want to ask yourself the following questions:

- Are you able to communicate effectively with potential buyers who have serious questions about your home?
- Can you accept feedback about your property, either positive or negative, without taking it personally?
- Will you be able to differentiate between bogus customers and bona fide buyers who are ready, willing, and able to purchase?
- Do you have the tenacity and perseverance it takes to sell a property?
- Are you outgoing and gregarious, or are you shy and easily intimidated?
- Can you adapt to a variety of different situations?
- Do you know enough contract law and real estate law to be aware of your legal responsibilities to the buyer so that you will minimize risks and potential liabilities and lawsuits?

In assessing your own personality, you need to admit your limits. If you realize you need help for some aspects of the sale, or if you are Overwhelmed with the tasks that need to be done, hire someone to lend a hand or give you advice (e.g., a tax accountant, a real estate agent, a lawyer, etc.). Professionals are trained to perform a number of tasks and may have many years of experience that allow them to foresee problems that could arise. They know hat extra steps to take to ensure that delays do not occur. They can usually put you in touch with Other professionals who can give you help or advice in other areas of selling your home.

If you tend to be an introvert, buyers could misinterpret your body language and get the feeling that you are "weird" or untrustworthy. This is a major drawback for selling on your own, as it is crucial that buyers trust the seller and feel at ease with him or her. There have been several recent cases of tenants, or even people with no connection to a property, posing as a seller and persuading buyers to pay out thousands of dollars in deposit monies (sometimes cash). As a result, buyers tend to be on their guard and may not consider buying a house if they feel uncomfortable with the seller.

Even if you decide that you don't have the ability to sell your house on your own, there are many aspects of selling that most people can do, such as arranging viewings and hosting buyers at showings or open houses. If you decide that you can sell your house on your own, the legal aspects of real estate should always be dealt with by a professional - a lawyer or notary.
